Each room is documented with detailed written descriptions covering walls, ceilings, floors, windows, doors, and all furnishings. We include high-resolution, time-stamped photographs throughout, as well as records of meter readings, smoke alarm checks, and key sets. The finished report is designed to serve as a clear, impartial benchmark that can be relied upon in any deposit dispute or adjudication process.

All reports are delivered within 36 hours of the property inspection. Once the inspection is complete, our clerks compile the written commentary and photographs into a professionally formatted document that is emailed directly to you. This fast turnaround means tenancy timelines are not held up, and agents can share documentation with landlords and tenants without delay. If you have an urgent requirement, please let us know and we will do our best to accommodate it.

We operate Monday to Saturday. We understand that property handovers do not always fall neatly within office hours, so we make ourselves available when you need us. This is part of our commitment to offering a straightforward, transparent service.
